  • $50,000 NO INTEREST HOME PREP LOAN - I have the ability to provide up to $50,000 to help prepare a home for sale at no interest. (limitations and terms apply). This can be used to do a remodel of your kitchen or master bathroom, make needed repairs, or even add curb appeal to bring you top dollar for your home. This is a great way to add value and put more money in your pocket than you would have by selling it without these changes. With my construction background and home prepping classes I will make sure your home shows the best and brings in top dollar.

  • EXPERIENCE THAT IS UNMATCHED - I have successfully closed over 150 transactions at over $100 Million in sales. A lot of people will say “my team and I have closed x amount of deals”. OK, how many have you done yourself? This is another marketing gimmick to make it sound better and boost their stats. I have also taken classes on negotiating, home staging and prepping, photography (I hire professionals to take photos), landlord representation, marketing, home inspections, appraisal, title and escrow, and I was a licensed contractor and builder.

  • I AM ALMOST A LICENSED HOME INSPECTOR - That is correct, I am almost a licensed home inspector! Well, not quite yet but I am taking the classes now and will be finished by the end of Sept 2020. On top of my extensive knowledge from building homes I have passed (or will pass) the highest level of classes Washington has to offer. I believe that by adding this knowledge it will even further help clients negotiate the inspection process and make sure you are not being taken advantage of by an inspector or buyer’s agent.   • E&O AND GENERAL LIABILITY INSURANCE - Most agents do not carry additional insurance to not only protect themselves, but protect you. If something unforeseen comes up who protects you if the agent makes a mistake and can’t or won’t pay to fix it? Things can happen and it can be the agent’s fault. The first step is to work with someone that knows what they are doing and after 150+ closings I know what I am doing. Also, working with someone that has insurance can help protect you if the agent is unable to cover costs from a mistake made by them. To date I have not had to file an insurance claim and all my clients have been well taken care of from start to finish. I won’t lie mistakes have been made, but any of them have been covered out of pocket to make sure all my clients are satisfied at the end of the transaction.

  • PROFESSIONAL PHOTOGRAPHY - I hire and work with the best photographers in the business. I do not use cookie cutter photographers or in house photography. I certainly do not take the photos myself either. A lot of discount brokerages do their own photos or have a limited service to save money. Don’t be afraid to ask who is doing the photos and ask for a portfolio. Also, ask if they are in house or a separate agency that does the photography. In today’s market people shop online first and this can be the most important part of getting buyers into your home. This is a service that is included when listing with me.

  • UNLIMITED OPEN HOUSES - Some agents and especially discount brokerages offer limited open houses. I offer unlimited open houses and I am the one that hosts these open houses. Other agents will hire a buyer’s agent or use a new agent to host the open houses that is paid to simply hold the door open. This can be awful for the sale of your home. My goal as your agent is to sell your home for top dollar and represent you in the highest capacity. I spend the time to discuss the home, community, and answer all questions in a way to put your home in the best light possible.

  • PROFESSIONAL MARKETING - I do not do cookie cutter marketing. There is a sign put in the yard that has been properly stored and cared for so it looks new and shiny. I hate pulling up to a home and seeing a beat up sign with no phone number to the agent. My number is on the sign so a buyer walking in the neighborhood can call my cell phone and not a corporate line. I use high end flyers and not basic printer paper to add a luxurious feel that will help buyers remember your home after they leave. I market on all the major websites including realtor.com and zillow.com where discount brokerages may not. I also market on over seas websites where local websites may be blocked. I also use professional companies to market your home online. This is included at no cost to you. Again everyone shops online so limiting where your home is marketed limits the amount of potential buyers and lowers the final amount you get for your home.

  • AIRBNB/VROB CONSULTATION - I have a successful Airbnb or Vrob (vacation rental by owner) and have helped other clients get a property up and running as well. It can be a very lucrative business and give you the flexibility of making money, but also enjoying the property. Right now these vacation rentals have gone crazy as people want to get out and have a change of scenery but not travel too far from home.

  • LANDLORD SERVICES - I have rental properties and have helped clients become landlords as well. I can help advise you if you decide to rent out your home down the line to make sure you are following all proper laws. Being a landlord can help build long term wealth, but it can be very stressful. I can help you take the stress out of being a landlord.

How do you decide which agent to use? Ask your agent what they do for you in this market. Are they a discount brokerage? I am sure you have seen full service at x%. Seems like a good deal right? Wrong! Don’t be afraid to ask them what they do for you. They will discount their service to make up a loss in their service fee. There is no standard definition of full service and it is a marketing gimmick. I have taken failed listings from these discount brokerages and sold them for an average of 5-7% more than the offers they received. This means you are getting an additional 2-4% more money in your pocket plus more service provided!
